Property Inspections

The CRRA recommends conducting property inspections every three to six months to help prevent damage to your rental property and to ensure that items requiring repair are fixed before it is too late. Here are some things to consider when conducting property inspections during COVID-19:

Regular inspections:

  • Ensure you always wear Personal Protective Equipment (PPE) such as masks and gloves during the inspection
  • Have sanitization wipes and liquid sanitizer available to help clean and disinfect any hard surfaces you encounter
  • Always maintain social distancing guidelines
  • Limit inspections to a maximum of one person at a time
  • Limit time spent in the rental unit. Questions should be saved for when the inspection is complete and should occur outside when possible

Move Out Inspections:

  • Enter the unit yourself and conduct the move out inspection
  • Take photos of items that need to be repaired
  • Complete the move out section and leave the completed form on the kitchen counter or table
  • Exit the rental premises and ask the tenant to enter the unit to verify the information you documented on the inspection report
  • Discuss any discrepancies on the report and if there are no issues, ask the tenant to sign the report
  • Obtain all keys for the property from the tenant
